A Home Defined by Light and Beam
At Kitchens by Holloways, we’re often asked to transform kitchens that simply aren’t working for modern family life, and this Victorian farmhouse in Surrey was no exception.
Through intelligent spatial planning and a sensitive balance of heritage character and contemporary functionality, the scheme redefines the heart of this home, creating a cohesive, open-plan environment that is both highly practical and quietly luxurious.
Reworking the Layout
The original kitchen was small and fragmented, with poor flow, limited storage and a dining table that obstructed movement. Our approach focused on intelligent spatial planning, replacing the inefficient layout with a streamlined Ludlow kitchen design. At its centre sits a generous multifunctional island, bringing cooking, preparation and seating together in one sociable zone. The kitchen now opens seamlessly into the dining and living spaces beyond, creating a natural sense of connection and flow throughout the ground floor.
Balancing Proportion and Storage
Ceiling height within the original footprint was a key consideration, requiring a careful approach to tall cabinetry. By recessing the fridge into the pantry wall and positioning tall, glazed units either side, we were able to introduce visual depth and soft, atmospheric lighting without overwhelming the space. Despite its generous storage capacity, the kitchen feels balanced, calm and beautifully resolved.
A Supporting Pantry and Utility
The adjoining pantry and back kitchen play a vital supporting role, housing a secondary sink, bins and additional food storage to keep the main kitchen clutter-free. Completing the scheme is a Shaker-style utility room with natural oak worktops and a classic Belfast sink, a design that nods to the farmhouse’s rustic charm while incorporating integrated laundry solutions and discreet storage for modern living.
Designer on the project, Emily Newmarch, explains: “Farm Cottage was a wonderful project that blended old and new, introducing a modern approach while preserving its cottage charm. Reimagined to bring flow, light and practicality to the heart of the home, the kitchen now opens seamlessly into the dining and living spaces, with a beautifully designed pantry keeping the main room calm, open and inviting.”
The homeowners were equally delighted with the outcome: “We can only have praise for our dealings with Kitchens by Holloways. From our initial consultation with the design team through to the finished article, we were dealt with efficiently and with care, which made the whole experience really enjoyable. The standard of workmanship during the fitting process was exemplary and we are thrilled with the finished article.”
From redesigning an inefficient layout to delivering a kitchen and supporting spaces that feel both timeless and practical, Farm Cottage is a strong example of how considered design can transform the way a home looks, feels and functions.
